A Checkhouse provides a complete service of Inspection and monitoring of construction work.Designed to guarantee the best quality/price ratio for your project, our work aims to ensure that the execution of the project meets the highest standards, controlling costs, deadlines, and safety.
Additionally, the inclusion of Construction Site Safety Coordination It guarantees a more comprehensive service, focused on managing safety, hygiene, and health at work, while complying with all legal requirements.
Our service is segmented into different phases, each with specific objectives and deliverables:
- Analysis of the Execution Project / Work Preparation (optional). At this stage, our team analyzes and reconciles the architectural and specialist plans. Although optional, we strongly recommend this step, as it allows us to identify and correct potential problems before construction begins, avoiding unforeseen issues, delays, and additional costs.
- Support in the Tender Process for Specialties and Contractors (Pre-Construction). At this stage, our mission is to ensure that the scope and quality you desire for your project are reflected in the tenders for designers and contractors. After selection, the Checkhouse We support the negotiation of contracts, ensuring that the terms and conditions are favorable and clear. Our support extends to the management of the contracts signed, guaranteeing compliance with all agreements. In parallel, our team monitors the execution of the specialized projects and prepares the site for the start of construction. The process culminates with the signing of the contract, giving you the assurance that your project is in the hands of the right partners.
- Work Execution Phase (Construction). Our main focus is the Quality Control We oversee all aspects of the work, from safety and cost to deadlines and quality. Our team prepares periodic reports and meeting minutes, monitoring deviations and managing project changes. Regarding safety, we validate the Health and Safety Plan (HSP) and ensure its compliance, in accordance with Decree-Law No. 273/2003.
- Work Reception. In this stage, we support the client in closing the project. We oversee the provisional acceptance of the work and the obtaining of the Occupancy Permit, a process that culminates in the signing of the respective Provisional Acceptance Certificate (with its annexes) and presentation of the Occupancy Permit to the Client. We can also assist in the preparation of the User Manual and the Housing Technical Data Sheet, and within the scope of the Construction Safety Coordination service, we will provide support to the Owner in compiling all the documents for the safety of the work.
- Post-Construction Assistance. If there are any outstanding non-conformities resulting from the Provisional Reception of the Works, Checkhouse's team will monitor their resolution. In order to assist the client in the Final Reception of the Work, we propose the preparation of the relevant documents for this act including the inspection. This stage is concluded with the signing of the Final Reception Statement (with respective attachments). It is excluded from the scope of this proposal any follow-up of the construction with a view to resolving the pending situations in the annex to the Final Report.
