● Inspections Before Leasing

This service involves an assessment through non-destructive testing, as well as photographic and video documentation, to verify and analyze the general condition of the property before signing a lease agreement.

The inspected items may include the following (depending on the type of service and the type of property):

  • Facade, doors, and windows:
    • Verification of the external and most visible parts of the property;
    • Verification of the property’s facade;
    • Verification of the proper functioning of the doors;
  • Assessment of the electrical and plumbing systems:
    • Verification of the correct functioning of the entire plumbing system (water and sewage) through tests (opening faucets, showers, flushes, etc.);
    • Check if the power distribution box and all circuit breakers are functioning.
    • Test to ensure that all outlets and switches are free of defects.
  • Painting of the property:
    • Verification of the overall condition of the painting in the various rooms of the house;
  • Verification of latches and locks:
    • Verification of the property’s latches and locks (testing opening and closing);
  • Test items that are used on a daily basis:
    • Verification of sanitary fixtures, sinks, showers, outlets, and network cables;
    • Testing of various electrical and gas appliances (air conditioners, stoves, refrigerators, etc.);
  • Visible damages:
    • Verification of visible damages to the property, as they may indicate structural problems that could lead to more significant damage;
    • Verification of leaks, mold, broken tiles, broken glass, among other damages;
    • Verification of the proper functioning of the pool;
